A Decade of Rising Rents

While many municipalities have caps on annual rent increases, nothing prevents landlords from drastically increasing rent prices on new leases or apartments. Nationally, rent has increased by 33% in the last decade, far outpacing wage increases and purchasing power. Many landlords are now using AI-driven tools to collude and shoot up rents. In May of 2025, Jersey City became the first city in the state to ban landlords from using AI-driven tools. This dataset shows that Paterson beats the statistic with a rent increase of 36% between 2013 - 2023. Check out this map to see the percentage of rent increases in your ward.
