
While many municipalities have caps on annual rent increases, nothing prevents landlords from drastically increasing rent prices on new leases or apartments. Nationally, rent has increased by 33% in the last decade, far outpacing wage increases and purchasing power. Many landlords are now using AI-driven tools to collude and shoot up rents. In May of 2025, Jersey City became the first city in the state to ban landlords from using AI-driven tools.
